Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. No, J&A Home Buyers doesn’t list houses. We are professional home buyers and we purchase properties quickly and for cash. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.
Q: Do you pay fair prices for properties?
A: Our business is a real estate business and we have to make profits in order to keep our doors open and put bread on the table. That being said we DO NOT pressure people into deals to take advantage of people. When we go out to visit with you we typically start the conversation asking you a series of questions to see if you haven’t looked at other options and to understand if we are in fact a good fit for your situation. Doing what is right for other people has helped us build relationships that last and give us referrals.

Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book. Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and the value of comparable houses sold in the area recently. Taking the many pieces of information into consideration, we come up with a fair price that works for us and works for you, too.
Q: Are there any fees or commissions to work with you?
A: NO and NO! This is what makes J&A Home Buyers stand out. We don’t make money on fees or commissions, we make money when we sell or rent the properties we buy out. We take all of the risks of buying a house fast without an inspection and fixing up the home to make it market ready. A lot of the homes we buy may have damage or be a little out dated so we make money by remodeling these homes to get top of the market pricing.
Q: How are you different from a real estate agent?
A: A Real Estate Agent is like a guide to selling your home and they can represent you to sell that home. They will advertise your home on a site called MLS and show your home to a number of people over a longer period of time. (In some markets homes are taking 3-8 months to sell on the market.) Most listing agents in the greater Katy area will charge a commission of 5-6% of the sale price of the property. If your house is $300,000 that could be up to $18,000 in commissions! Agents will also ask you to sign a listing contract that allows them 6-12 months to sell your house. That means once you sign it that agreement is in place unless your agent allows you to back out of the agreement.
Agents provide a good service for those who have time to wait for a buyer to give them top sale price. Keep in mind though that if your house needs a bit of work the buyer will likely want to negotiate down the price you get accepted during their option period and they may back out of the deal. Some lenders may not allow the buyer to purchase a property until specific repairs are made to the house. J&A Home Buyers buys the property from you without an agent which means we are coming you directly to pay you for your house.
One of the benefits of working with us is that if we can’t find a way to purchase your home at the price you need we can quickly tell you if your house may be better to list with an agent. Q: Is there any obligation when I submit my information?
A: There is absolutely zero obligation for you.
